“Business” means the business of soliciting opportunities for and entering into Relevant Property Transactions and all ancillary activities in relation thereto including: evaluation of proposals for Relevant Property Transactions; carrying out due diligence; preparing and negotiation legal agreements related to Relevant Property Transactions; developing land or other property purchased pursuant to a Relevant Property Transaction; and includes the sale of property or options acquired pursuant to a Relevant Property Transaction on to third party purchasers or developers;

“Interaction” refers to any communication between you and us (or any of our representatives, sub-contractors or other partners on our behalf) related to a Relevant Property Transaction and whether specific or general (including, but not limited to, general information about how Relevant Property Transactions are structured and the treatment of sale proceeds for tax purposes), pre-contractual negotiations, whether written, by email, telephone or other communication device; and

“Relevant Property Transaction” means the purchase of, and taking of options to purchase, plots of land from private individuals, with or without planning permission, to develop and build private residences on such land.

Acceptance of these terms of use

By using our site or engaging in any Interactions or other communications with us regarding a Relevant Property Transaction, you confirm that you accept these terms of use and that you agree to comply with them. If you do not agree to these terms, you must not use our site, and you must not engage in any Interactions.

We are a private limited company specialising in the Business and the provision of ancillary goods and services in the field of property design, conversion, development and land acquisitions

Further details of our Business may be found on the site or are available from one of our specialists. If you are interested in discussing how you may be able to realise value from your property (for example, from unused outbuildings or garden within your property) you may submit your details using the submission form on the site following which we may send you further information and/or give you a call to discuss your situation and to explore a possible Relevant Property Transaction further.

Interactions

When you submit your personal details with a view to commencing Interactions with us, you do so without obligation of any kind.

No Interactions shall commit either you or us to enter into any legal agreement with the other nor to continue to engage in Interactions with the other regarding any Relevant Property Transaction. Both you and us can withdraw from discussions concerning a Relevant Property Transaction at any time without any further obligation and without liability to the other.

We are dealing with you as a principal and not as your agent for any purpose.

Information we provide you in the course of Interactions or on our site is for general information only. It is not intended to amount to and shall not constitute advice on which you or any other person should rely. Similarly, where we offer answers to questions you ask us do not constitute legal, tax or other professional advice that can be relied on for any purpose.

You agree that you shall bear sole responsibility for any decision you take to enter into a Relevant Property Transaction. We do not exclude or limit in any way our liability to you where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or the negligence of our employees, agents or subcontractors and for fraud or fraudulent misrepresentation. Subject thereto:

(a) we disclaim any duty of care to you;

(b) we exclude all liability for any errors and omissions that arise from the preparation, collation, organisation and presentation of any information or answers we provide you in the course of our Interactions or via the site;
